Can you guarantee that the quote price is the price I will pay?

Although our panel of solicitors always try to keep their costs to a minimum there may be circumstances where additional costs will arise, for example if the property is registered with more than one title or is unregistered. The only way they can keep their fees low is by passing the cost of this work on to the clients with those particular requirements.


Do you charge extra to act on behalf of my mortgage lender? 

If you have a mortgage on your property, the solicitor will need to obtain your deeds from your lender, obtain redemption statements and arrange to repay the loan in full upon completion of your sale. If you have a mortgage to finance your purchase, the solicitor will be required to act for your lender also, comply with their requirements, arrange to have the mortgage deed signed and register the mortgage following completion.

Disbursements Protection Cover.

Disbursements Protection Cover is a one off cost of £49, RedLake will refund up to £299 of your disbursements if the transaction falls through due to circumstances outside of your control. Terms & Conditions apply. It is our aim to protect clients that are victims of collapsing chains or gazumping but not protect the people that cause the chain to collapse. Our panel of solicitors operate a no move, no fee policy provided the transaction falls through due to circumstances outside of your control. Otherwise, you would be charged a percentage of the fees depending on the amount of work that the solicitor would have carried out on your transaction.
